About Magnolia Estates

Magnolia Estates consists of 17 lots, ranging in size from one–five acres. It’s located in rural Williamson County Illinois, near Carterville and between Marion and Carbondale. Covenants for one–two acres lots are slightly different than for the larger four–five acre lots. The larger “mini-farm” lots allow owners to keep horses and other domestic animals. Underground water & power, along with a fully paved road will be provided to all lots. Sewage is handled by individual aeration plants. The administration of the Magnolia Homeowners Association will be supervised by a board of directors made up to three–five lot owners, once a majority of the lots are occupied.

Membership in the Association is required with a current fee of $100/year for an unoccupied lot, $175/year once occupied. Small annual fees for liability insurance covering all lot owners, as well as lake and private road maintenance, are paid by lots that benefit from these services.

John A. Logan, the local community college, has been recognized as a top two-year institution in the nation with a broad selection of professional and vocational programs. The Carterville K–12 school district is regarded by those in the region as the best school district in the area. Southern Illinois University of Carbondale is quickly becoming one of the top research universities in the nation with award-winning medical and business schools.

Recreation

Magnolia Estates is located near Marion, home of the Southern Illinois Miners, a minor league baseball team with a brand new stadium. Nearby recreational areas include: Shawnee National Forest, Crab Orchard Lake, Rend Lake, and several state parks are available for locals and visitors to enjoy. St. Louis, Missouri is only two hours away and Nashville, Tennessee is approximately three hours. Daily commercial air service is available to St. Louis and Chicago via Williamson County Regional Airport 2 miles from Magnolia Estates.
